HRI offers a free consultation with homeowners to discuss the unique circumstances of their mortgage crisis and review possible solutions (and consequences). The free consultation typically lasts 30 to 60 minutes and includes:
- A review and analysis of the homeowner’s current mortgage crisis.
- A discussion of homeowner’s options (such as loan modification, short sale, deed in lieu of foreclosure “DIL”, foreclosure or bankruptcy) and the corresponding risks of each option.
- Insight and guidance on issues related to each option such as credit consequences, loan payoff deficiencies, lender issuance of 1099-C to IRS, employment or security clearance risk, personal shame and embarrassment and more. A complete list of discussion topics can be found at FAQs.
- Referrals to qualified, licensed professionals such as bankruptcy attorneys, tax advisors, real estate agents and professional negotiators (for modification or short sale), as needed. Professional referrals are provided only upon the homeowner’s request.
- We never attempt to sell or create interest in purchasing any service, plan or program.
The objective of the free consultation is to help homeowners understand their circumstances and identify desired solutions. The homeowner has no duty or obligation to choose any solution presented. At the homeowner’s request, HRI will provide referrals from a network of licensed professionals to help achieve a desired solution (at no cost to the homeowner).
Any and all referrals are made solely on the basis of matching the specific needs of the homeowner with the professionals most qualified to assist them in achieving the homeowner’s desired solution. Jerry Boutcher, President of Home Rescue Institute, is a licensed real estate agent. If the homeowner chooses a short sale, Jerry Boutcher may, or may not, receive a reasonable and customary referral fee paid from the real estate commission upon closing of the short sale. Referrals fees, if any, are not paid by the homeowner.
After the initial free consultation, the homeowner may opt to retain the continued consulting services of HRI for a flat fee of $500. This fee is optional and will not be due and payable until after the homeowner achieves their desired solution. This means that the homeowner will not have to pay anything unless they receive a written agreement from their lien holder offering the approval and/or assistance sought by the homeowner (modification, short sale, DIL, etc). The homeowner must be in complete agreement with the lien holder(s) approval terms or the homeowner will not have to pay. It’s the ultimate satisfaction guarantee.
The continued consulting services option provides the homeowner with unlimited phone and email access to HRI professionals before, during and after their mortgage crisis. In addition to phone and email access, continued HRI consulting services include, but are not limited to:
- Oversight and management of modification, short sale or DIL through completion of the process.
- Assistance with understanding the concept of hardship and drafting of hardship letter.
- Review offers, counter offers or approvals from lien holders related to modification, short sale or DIL.
- Recommendations on strategies during the modification, short sale or DIL process.
- Assistance with lender calls and letters if homeowner defaults on mortgage payments.
- Includes assistance with all future creditor collection calls and notices.
- Review of lender’s written correspondence stemming from homeowner’s default.
- Discussion of relocation and transition strategies after short sale or foreclosure.
- Access to an online knowledge base of detailed answers to more than 100 of the most commonly asked questions from homeowners facing a modification, short sale, DIL, foreclosure or bankruptcy. A complete list of FAQ topics and categories can be found at FAQS.
- Assistance with credit repair strategies after modification, short sale, DIL, foreclosure or bankruptcy.
- A professional letter of explanation from HRI specifically drafted to assist homeowners with:
- Employers or employment issues (including inquiries related to homeowner’s security clearance before or after the negative credit event).
- Future creditor inquiries to explain what actually happened and describe how the homeowner did everything in their control to manage a difficult situation which they did not cause.
- Prospective landlords to explain what happened and why the landlord should favorably consider the homeowner’s lease application
- Sample letters of explanation
The HRI continued consulting services described above are optional but only available to homeowners who contract for the services (in advance of receiving the services) and agree to make payment of $500 should they achieve the desired solution.
